Power of Attorney (PoA) ek document hai jisme aap kisi trusted person ko apne behalf property deal, document sign, bank work, etc. ke rights dete ho. Property transactions ke liye yeh bohot common hai, especially NRIs, senior citizens, busy owners ke case me.
Valid PoA ke liye clear hona chahiye:
- Donor (jo power de raha hai) aur Attorney (jo receive kar raha hai) ke full details,
- Exact powers – sell, lease, manage, collect rent, appear before authorities etc.,
- Property details – address, survey number, flat no., etc.,
- Duration – specific period ya until revoked.
Many jurisdictions me registration recommended/required hota hai, especially immovable property matters me. Simple notarisation har jagah enough nahi hoti. Bank, sub-registrar, authorities registered PoA ko zyada weight dete hain.
General PoA (broad powers) vs Specific PoA (limited act) – business risk ke hisaab se choose karna chahiye. Blindly signing broad PoA se misuse ka chance badh jata hai.
PoA kabhi bhi revocation deed se cancel kiya ja sakta hai, jo concerned offices me intimate karna important hai. Trusted, legally vetted PoA hi safe hota hai.
